Behind on mortgage or tax payments
If you have fallen behind on your mortgage or property taxes, you have more options than it feels like right now. Selling is one of them.
Talk to your lender first
Before you decide anything, call your lender or servicer and ask about a forbearance, a repayment plan or a loan modification. A HUD-approved housing counselor can help you with that call for free. If you can keep the house and want to, that is usually the best outcome.
When selling makes sense
If the payments aren't going to work long-term, selling before the lender finishes a foreclosure protects your credit and lets you keep whatever equity you have. A direct sale can close in a couple of weeks once title is clear, which can matter when there is a sale date on the calendar.
We pay off the loan and any back payments, taxes and liens out of the proceeds at closing through a title company. You get whatever is left over.
Behind on property taxes
Property taxes that go unpaid for five years can make a California house subject to sale by the county tax collector. If you are behind, the sale pays the taxes off at closing.
Questions people ask
Can I sell my house if I'm behind on payments?
Yes. The loan and any back payments are paid off from the sale proceeds at closing.
How fast can you close?
Usually as soon as title is clear, often within a couple of weeks.
Will I get any money?
If the house is worth more than what's owed and the costs to sell, the difference goes to you at closing. Your written offer shows the estimate.
