Selling a rental with tenants in place
You don't need an empty house to sell a rental. We buy occupied properties and take over the lease at closing.
Why landlords sell to us
Some landlords are tired of repair calls. Some live out of the area now. Some have a tenant who has stopped paying, and some just want their equity out. California's rules on rent increases and ending tenancies make it harder to empty a property to sell it on the open market, and most retail buyers want vacant houses they can move into.
We buy with the tenants in place, so the lease and the tenants transfer to us at closing.
What we need from you
A copy of the lease if there is one, the rent amount, the deposit held, and reasonable access for one walkthrough with proper notice to the tenant. We are careful to respect the tenant's rights throughout. We don't ask you to do anything you aren't allowed to do.
Tenant not paying?
We can buy a property with a tenant who is behind on rent or a dispute in progress. Let us know up front and we will price it honestly.
Questions people ask
Do my tenants have to move out before I sell?
No. We buy with tenants in place, and the lease transfers to us at closing.
What happens to the security deposit?
It's credited to us at closing, since we take over the obligation to return it to the tenant.
Can you buy if the tenant isn't paying?
Yes. Tell us up front and we will factor it into the offer.
